Senior Project Manager

Summary of Position

Senior Project Managers are responsible to oversee the total construction effort to ensure the project is safely constructed in accordance with design, budget and schedule. In addition, the Senior Project Manager will ensure Synergy’s projects are safely planned, organized, directed, and controlled.

Duties and Responsibilities

Project Management

  • Organize and manage all facets of projects ranging from $500K to $500M including commercial renovations, expansions ,and new construction.

  • Assists the project superintendent and field workforce to establish and maintain our strong safety culture, environmental protection plans and quality programs.

  • Conducts site tours, including safety inspections.

  • Responsible for the overall project performance and reporting on safety, cost/budget, schedule, quality, and project status.

  • Create and execute construction schedules and project work plans, monitor progress and revise as appropriate to meet changing requirements.

  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.

  • Manage changes in scope made by client.

  • Responsible for project health and safety planning.

  • Responsible for quality control.

  • Coordinate, manage and communicate with subcontractors and effectively deal with challenges such as delivery, labour, scheduling and payment disputes.

  • Conducts ongoing review of deliverables to make sure the full scope is achieved before final client signoff.

  • Facilitates team and client meetings effectively, documents minutes and distributes in a timely manner.

  • Effectively communicates relevant project information and resolves or escalates issues in a timely fashion.

  • Effectively manages all facets of project close-out, including final deficiency completion, client walk-through, after sales service, and O&M manual completion.

  • Liaising with authorities and regulatory agencies.

  • Supervision of other staff (project coordinators, superintendents, etc.).

  • Other tasks/duties as assigned by the Senior Director, Operations.

Estimating

  • Prepare and submit construction project budget estimates.

  • Review all project information files and estimates and discuss with estimating any details relative to cost, schedule, productivity, etc.

  • Assist with proposals and estimating projects when required, and for related changes to the project scope.

  • Oversee the tendering and awarding of sub-trade contracts when required.

Project Accounting and Administration

  • Responsible for the submission of accurate invoices on time and client coordination of on time payment.

  • Review and approve progress billings from subcontractors.

  • Review and approve Synergy staff hours allocated to project.

  • Monitor project costs to budget, creates cost-to-complete projections and prepares monthly profit estimates.

  • Prepare progress reports and issue progress schedules to clients.

  • Ensure project files are complete, current and filed in the appropriate location - electronic and paper – so that all team members can access them.

  • Ensure all project tracking tools and logs (RFI, Change Order, Subcontract, Shop Drawings, etc.) are maintained and current.

  • Reviews and approves project health and safety records.

Client Relationships

  • Develop strong client relationships and act as the clients main point of contact throughout the project to achieve the project’s goals and objectives.

  • Able to set and manage client expectations.

  • Displays professional image and approach with clients, consultants and suppliers and sub-contractors.

  • Continually seeks opportunities to increase customer satisfaction and deepen client relationships, with the goal of obtaining a written reference on every project.

Health & Safety

  • Ensure implementation of the established safety policies with all Site Superintendents.

  • Maintain the highest standards of safety performance on your respective project sites.

  • Participate in the Construction Hazard Assessment (CHA).

  • Must attend one Safety Meeting quarterly and complete one Safety Manager Inspection monthly with your Project Site Superintendent(s) to review safety conditions and general safety polices.

  • Ensure all sub-contractors submit a site-specific safety plan for their projects.

Decisions and Authority

  • The Senior Project manager is responsible for all aspects of projects including safety, schedule, cost, revenue and customer satisfaction.

  • The Senior Project Manager is accountable for decisions regarding architectural, major structural, schedules and budget issues within

Qualifications Required

  • Minimum 10 years of progressive construction experience in a Project Manager role.

  • University degree in construction, engineering or related field or college diploma in construction technology or equivalent combination of skills and experience.

  • Track record of successful projects (time, budget, scope) with satisfied customers.

  • Related professional designation preferred.

Knowledge, Skills, and Abilities

  • Strong written and verbal communication skills.

  • Experience in various forms of commercial construction, including industrial buildings, office, retail, institutional, multi-family residential, etc.

  • Understanding of local building codes, materials, contract law and construction standards.

  • Familiar proficiency with project management and project scheduling tools, such as MS Project.

  • Proficiency using Microsoft Office software including Excel, Word, Outlook and the Windows 10 operating system.

  • Ability to establish a good working relationship with a diverse project team, including clients, other managers, designers, trade partners, superintendents, and local authorities.

  • Time management and multi-tasking to achieve deadlines.

  • Leading teams and gaining support for mutual objectives.

  • Attention to detail.

  • Tact and ability to deal with difficult issues and people.

Working Conditions

  • This position may require extended periods of computer work including reviewing text on a computer screen, typing and using a mouse.

  • Attending meetings and field reviews on active construction sites will require a certain level of mobility and ability to navigate through diverse on site conditions.

  • As travel to in and out of town sites is required, a valid driver’s license and access to an appropriate vehicle is required.
